Vision
The Situation
Pillwood Farm sits on Dunswell Road and extends to approximately 4 acres. The property includes an early 1970s farmhouse, an older original farmhouse currently used for storage, 3 acres of paddocks, stables, barns, a Dutch barn, and various outbuildings. Stratland acquired the site with an existing planning permission to convert the barns into three 3-bedroom bungalows with gardens and private drives.

The Approach
On closer inspection, the barns were found to be in poor structural condition, with a patchwork of different bricks used over the years resulting in weak elevations. After exploring several options, we decided to apply for a new detailed planning permission to build three replacement bungalows on the original barn footprints — delivering a better design outcome than a straight conversion would allow.
The application was refused by the local authority. Working with our planning consultants, we submitted an appeal. The appeal was successful, the refusal was overturned, and our application was approved.
The Outcome
Significant time and effort has gone into the layout and design of the scheme. The three new bungalows will be an improvement on the original barn conversion proposals, creating an attractive development that delivers much-needed single-storey homes in Cottingham, East Yorkshire. The properties are expected to be on sale in late summer 2026.
